Tract #1 ● 80± Acres ● Alfalfa County
Legal (Surface Only): S/2 of the SW/4 of Section 2 - Township 29N - Range 9W - Alfalfa County Oklahoma.
Estimated Taxes: 2014 taxes were $283.42, 2015 taxes will be prorated to the date of closing.
Land Location: The tract is located approx. 2 miles straight east of Jet Oklahoma on State Hwy 64, this tract is located on the north side of the highway.
Land Overview: This approx. 80 acre tract has good principle soil types, and lays east and west. The southern border of the tract is frontage to state highway 64. The far eastern part of the tract consists of grassland, approx. 12.32 acres. Tract # 1 is an approximate 80 acre tract that is situated on the north side of Hwy 64 straight east of Jet Oklahoma. It has a 5-wire perimeter fence, and consists primarily of cropland. There is an oil-field location on the south side of the property, toward the southwest corner. Land Location: The tract is located approx. 2 1/2 miles straight east of Jet Oklahoma on State Hwy 64, this tract is located on the south side of the highway.
Land Overview: Tract # 2 is an approximate 160 acre tract situated on the south side of Hwy 64, also straight east of Jet Oklahoma. Consisted mainly of cropland, the farm is divided by the Wagon Creek, providing farmland on each side. The farm can be accessed easily from the north, directly off the highway, or the east, via a county road. Located in the northwest corner of the property is a steel cattle corals, older grain bins, and established utilities. Also in the in the northwest part of the property is a small grassland tract that is adjacent to the cattle corrals. Land Location: The tract is located approx. 3 miles straight east of Jet Oklahoma on State Hwy 64, this tract is located on the south side of the highway.
Land Overview: Tract # 3 is an approximate 160 acre tract located east of Jet Oklahoma on the south side of Hwy 64. The farm is situated on a hillside is terraced appropriately. The Wagon Creek runs through the far northwest corner of the property. The property can be accessed both from the north along the state highway, or on the west via a county road. This farm will also be offered with immediate possession on the day of the auction.
FSA Farm Information: As per the Alfalfa County FSA, Tract # 3 contains 151.89 acres of Cropland with a Wheat Base Acreage of 149.9 and a PLC Yield of 37 Bu.
Soil Information: Principle soil types include 49.6% Grant-Nash complex, 3 to 8 percent slopes Class IVe, 41.5% Port silt loam, 0 to 1 percent slopes Class IIw, 6.4% Pond Creek silt loam, 1 to 3 percent slopes Class Ie, and the balance in Ironmound-Nash complex, 3 to 12 percent slopes Class Vie.

Note Special Terms for Installment Sale: 10% of the purchase price is to be placed in escrow the day of the auction with an additional 40% due at the time of closing, at this time you will receive a deed and clear title for the property.
